10 easy steps to buying a home or condominium in Florida


Decide how much space you need and can afford Find a Realtor who is familiar with the area and can help you and answer your questions. Get prequalified for a mortgage if you are taking one, as you will need a mortgage prequalification letter as soon as you make an offer. Don't hesistate to make offer on a really good deal. While you are dragging your feet, someone else will snatch it up. Have a check ready for an earnest money deposit along with your offer. An offer is written on a contract for sale or purchase, which does not become a valid contract until it is signed by the other party. An offer can be accepted rejected or countered. Once the contract is signed and dated by the other party, it becomes a contract and the time periods start from that date. The buyer has (usually) 10 days to do a home inspection and present the 2nd check or back out if there is a major defect in the property. Application to the assocation must be filled out at this time. Associations most often require 30 days to process the application. Now is the time to finalize the mortgage. Before the closing, the buyer or buyer's agent should do a final walk through to see that everything is there which should be there. A cashier's check is required for the final payment at closing, at which time the keys are given to the buyer. Congratulations! The Delray, Boca, Boynton area includes many desirable communities, both gated and ungated, with single family homes, condos, or villas. These communities are governed by Home Owners Associations (HOA) with fees that range from under $100 a month to over $400 a month. In exchange, you are provided lawn care, use of the clubhouse and pool, and many other amenities in the community. Homes in the downtown area or near the ocean, outside of a planned community have no HOA fees. Many Country club communities charge a membership equity to buy in and have minimum charge per year for dining, golf or other amenities.
